A high quality development of seven light industrial/workshop units undertaken by Hambleton District Council in partnership with North Yorkshire County Council and the Rural Development Commission. Built in 1992, they are located on Stokesley Industrial Park.

Of traditional construction, the units have a steel portal frame with concrete block internal walls, brick externally to full height, reinforced concrete floors and pitched slate roofs. Windows are aluminium framed. Each unit has a steel slide-over door 3m x 3m. Maximum internal height - To eaves 3.05m - To ridge 5.4m.

Each unit has an office area, a sink and drainer unit with hot and cold water, male and female toilets (one suitable for the disabled).

Floor loading: 2.5kn per sq metre. Unit sizes are as follows:

Car Parking

Car parking spaces are allocated to individual units. All units have in addition one service vehicle parking space.

  • Electrical 3 phase mains supply to distribution board in each unit. There are 2 power sockets in the office area of each unit.
  • Lighting Trunking provided to workshop areas. Light fittings to toilet and office areas.
  • Heating Radiant gas space heaters in the workshop area of each unit. Controllable electric panel heater in toilets and office area.
  • Water 25mm supply to each unit.
  • Telephone Underground ducts provided. The connection of meters to incoming electricity, gas and water supplies and installation of telephones is the responsibility of the incoming tenant.


Terms


To let on 3-year Tenancy Agreements with provision for tenants to give 3 months' notice to quit.

Rent Payable monthly in advance. In addition to the principal rent there is a Maintenance Rent to cover the landlord's repairing and maintenance liability. This is indexed every year in line with the government Housing and Construction Statistics. All rentals are subject to VAT at the current rate.

Insurance Landlord to insure the building, including fixtures and fittings, the cost to be recovered from the tenant. The tenant is responsible for insuring his own contents.

Repairs Tenant to be responsible for all internal repairs and decoration, as well as all repairs and maintenance of doors and windows, whether internal or external. The landlord is responsible for all structural and external maintenance, together with maintenance of the gas space heaters.

Use Light industrial associated uses.

Rates Tenant responsible for all rates and taxes.

Legal Costs The tenant will be responsible for the payment of the landlord's proper legal costs incurred in the preparation of the Tenancy Agreement.
