Terms of Disposal

  • Land is sold on a freehold basis; VAT is payable on the agreed sale price.
  • The Industrial Estate is serviced by the District Council, with mains services being provided under the carriageway or footpath. It is the purchaser's responsibility to connect to the services and to bear the cost of this connection.
  • The purchaser is responsible for constructing the access to the required standard and again to bear the cost.
  • The purchaser is responsible for constructing a fence, which is normally a 6 foot security fence, except forward of the front of the building where a lower wall or fence is required.
  • A building which covers 12% of the plot must be constructed.
  • A building of this size must be commenced within 2 years of purchase (ie up to damp proof course) and completed within 3 years.
  • In the event of failure to comply with terms 5 and 6, the District Council has the right to repurchase the plot at the original price.
  • The purchaser has the right to connect to existing services, together with the right to lay new services through adjoining land.
  • The purchaser pays the Council's valuation cost and 200 as a contribution towards the Council's legal fees.
  • At Stokesley a one-off payment is required from the purchasers as a contribution to the ongoing costs of maintaining the extensive landscaped areas provided by the Council. This is based on a payment at the rate of 1,600 per acre plus VAT.
